A quiet and secluded self-catering accommodation in West Cornwall located between Helston and Penzance and near to popular Porthleven. This delightfully converted barn nestles at the end of a country lane with no passing traffic and surrounded by rural scenery.
It is centrally placed for access to local attractions, the north and south coasts and it also has miles of walks from its doorstep.

Description
This lovely stone barn has been tastefully converted to make a delightful small holiday cottage ideal for couples wanting to enjoy the peace and quiet of its rural setting with no passing traffic. The conversion has been done with natural materials incorporating modern underfloor heating downstairs in the bedroom and shower room and upstairs you can relax in the cosy lounge and kitchen area with the scandinavian log burner and French windows looking out over the lovely Tregonning Hill.
There is off-road parking immediately adjacent to the barn and we have outhouses where you can store bikes or sports equipment. The location is ideal for walkers and cyclists and we have provided clothes washing facilities in an outhouse plus a drying cabinet for wet weather gear.
Internally
- Downstairs there are oak doors, exposed beams, wooden floors, underfloor heating, comfortable 5’ king size bed and a modern en suite wet room with high quality shower.
- Upstairs in the living area there is a nightstore heater and we have installed a norwegian log burner, television & dvd.
- The kitchen is fitted with a fridge, oven and hob, microwave and a dishwasher and is fully equipped for self catering.
- This light and airy room has a little juliet balcony overlooking Tregonning Hill that is a designated Special Area of Conservation.
Externally
- Guests have a private garden for their own exclusive use where they can sit out or have barbecues. Sun loungers, table, chairs and barbecue provided.
- Clothes washing and drying facilities plus freezer in adjoining outbuilding.

- Views over surrounding countryside and miles of public footpath and bridleway walks from the doorstep.
- Centrally placed for exploring from the Eden Project to Lands End, approximately one hour’s drive. The Tate Gallery, St. Michael’s Mount, Trevarno Gardens, the historic Godolphin House and the National Maritime Museum in Falmouth are all within a 30 minutes’ drive.
- Helford River estuary, Falmouth Bay and Mounts Bay sailing areas are all within 30 minutes’ drive.

Your Hosts
Jayne and John have lived at Little Tolmennor for nearly 40 years and, after raising our family, converted the barn to a dwelling in 2009. One or both of us are usually on hand to greet you, show you around and answer any queries or suggest places to visit.
We live next door in the main house and make an effort to respect your privacy, peace and quiet at all times. Our aim is for you to have a thoroughly relaxing break in this lovely part of the world.
